Location, location, location — that’s been the name of the real estate game for decades. These days, though, you may be hearing more: recession, economy, inflation… terms that definitely have less appeal.
The real estate market is cyclical, and today’s market is currently trying to find out where it will land (albeit a bit dramatically). The difference? Unlike big market turns of the past, this time we’ve swayed quickly from one extreme to the other.
In just two short years, we’ve seen outsized home price appreciation in most US markets, followed by a swift decline in housing demand. The whiplash of these fluctuations (and the uncertainty about what happens next) can be hard to wrap your head around.
The good news is, even though none of us can predict what will happen next, that’s okay. If you’re a seller or a buyer (or both) currently stuck in the loop of dreaming, hoping, anticipating + dreading, the experts at Opendoor have three tips to help ride the wave.

Tip No. 1: Don’t worry about finding the “perfect” time to sell or buy.
Hint: It doesn’t exist. The perfect time is what works best for you and your life. Some factors, like a growing family or a new job in another state, are an easy call. But other reasons require you to dig deep. Think:
Will a move improve your day-to-day life?
Will you gain more time, be closer to friends and family, or be nearer to activities that bring you joy?
Tip No. 2: Research your financing options.

In its latest update on the North Split project, INDOT said it could last until at least April 2023. The goal was to reopen by the end of 2022, but labor and supply chain shortages, along with the weather pushed it back. INDOT anticipates I-70 to open to traffic by early to mid-January and I-65 by the end of April. 🚧 (WRTV)
State Road 37 at 141st Street on the Fishers-Noblesville border will be temporarily changed to a “right-in, right-out” intersection due to a delay in converting it into a roundabout. It was part of a larger project that has already converted the SR 37 intersections at 126th, 131st, and 146th streets into roundabouts. (WISH)

Indiana was ranked the “best state to start a business,” according to a report by Forbes. It credits low taxes, a reasonable cost of living, and a prime workforce for the state’s ideal condition for new businesses. Over the last year, Indiana has seen anincrease of 4,229 small businesses, with a 83.6% survival rate. 📈 (Forbes)

Indianapolis Monthly was founded in 1977 and was the last magazine to be owned and operated by Emmis. Marian University in Indianapolis is working to combat the doctor shortage by offering new scholarships in hopes of getting more students into their Osteopathic School of Medicine. Indianapolis Zoo announces $53 million campaign

The Indianapolis Zoo announced “The Campaign for Our Zoo, Our Community, Our World” — a $53 million capital investment that will fund a few major initiatives taking shape at the zoo over the next couple years.
The project will highlight a new guest Welcome Center experience that will expand guest capacity by taking visitors through the White River Gardens and into the new Global Center for Species Survival. This space willinclude a new International Chimpanzee Complex with a goal of fully engaging visitors and allowing them to make a personal connection with chimpanzees.
The zoo reached 60 percent if its campaign goal and the guest Welcome Center entry experience and Global Center for Species Survival is planned to open Memorial Day weekend 2023. The International Chimpanzee Complex will open summer of 2024. You can donate to the campaign here.
In the meantime, spend the holidays with your favorite critters during the 54th annual Christmas at the Zoo. This year, the event will run now through Friday, Dec. 30 from 5-9 p.m. for the cost of regular admission. Get your tickets.
