Central Indiana is coming in hot with three new development projects announced yesterday.
Fishers Community Center
Fishers announced plans to break ground on a 105,000-sqft community center this fall — with a price tag of $60 million in city-issued bonds. The city’s tax rate is not expected to increase as a result + its designs were based on community input.
The project at Johnson Farms will include a dog park, indoor playground, aquatics facility, café, child care facility, three basketball courts, and accessible fitness equipment.
Fishers City Council will vote on the project on Monday, June 19, with a planned open date in spring of 2025.
If you’ve been seeing the lights on in Zonie’s off Washington Street, this is why.
The Damien Center unveiled its plans for the former LGBTQ+ nightclub Zonie’s Closet on East Washington Street, which closed last August. The building will transition into an extension of the nonprofit as an employment and community services center, with plans to preserve the culture and legacy of the nightclub.
In addition to being an adult education hub, the 4,024-sqft structure will be renovated with all new flooring, updated utilities, accessible stairs, and a 1,000-sqft add-on to the back of the building. It will also include a coffee shop.
The development is set to be completed by early 2024.
South side housing project
Chicago-based developer William Management will transform a century-old south side school building into new housing in the coming months. At least $14 million will go into the 21,000-sqft structure at 2801 S. Pennsylvania St. + a second building will be constructed, as well.
The former schoolhouse will contain 17 units and the new building is planned to contain 53 units. Apartments will range from one- to three-bedrooms with a balance between affordable + upscale housing.
Construction is expected to start on the school building by the end of this year, and the second building in 2024.

It was a treat to receive so many responses for this week’s “Be the Broker” installment + it got me thinking, “Are there other buildings for rent or for sale that should we talk about?” If you’ve been wondering about an old structure in your neighborhood, let us know. Bonus points if you send in a photo.
