How difficult is it to buy a home in Indianapolis?

Whether you’re planning your next move or just love scrolling Zillow, NBC’s home buyer index — which debuted in May and is updated monthly — might help you keep better tabs on the Indy real estate market as it shifts from month to month.

How it works

The study uses a 0-100 scale to measure the level of difficulty when purchasing a home; the higher the score, the more difficult. It’s measured using four factors: cost, competition, scarcity, and economic instability (think: market volatility, unemployment, and interest rates).

Is it legit? A real estate industry analyst, bank economist from the Federal Reserve Bank of Atlanta, and other experts helped develop the tool, according to NBC News. Examine the methodology.

A few caveats: The index does not capture additional homebuying difficulties for certain groups, such as those with lower credit scores, and it can’t always capture data for more rural communities.

Marion County’s rating

The data listed below comes from June 2024, but it’s updated monthly — in other words, you can check back whenever you’re curious, and July figures should be out soon. Check out Marion County’s numbers, on a scale of 0 (easy) to 100 (difficult):
  • Overall difficulty index | 71.1
  • Cost index | 73.6
  • Competition index | 69.6
  • Scarcity index | 51.6
  • Economic instability index | 91.6
The index also shares that a median income buyer here in Marion County can afford a $316,000 home — compare that to the median list price for a home, which is $254,000.

    Bug off: What to know about tick season in central Indiana

    Exploring the great outdoors has many wonderful benefits, but something that isn’t one of them? Ticks.

    Here in central Indiana, the blacklegged (also known as deer) tick that is the primary carrier of Lyme disease reaches its peak growth in late summer + early fall. Here’s how you can protect yourself and your pets:
    • Stick to marked trails and avoid tall grass, brush, and wooded areas where ticks may be hiding.
    • Protect your skin by wearing long-sleeved shirts, close-toed shoes, and tucking pants into socks. Pro tip: Light-colored clothing makes it easier to spot a tick.
    • For pets, flea-and-tick treatments, shampoos, and special combs are available. Ask your veterinarian which is best for your animal and take time to thoroughly check your pet’s fur after an outing.
    • Even if you’re careful, a tick may still find a way to hitch a ride. Carefully follow this set of steps to remove it.
